    Summary

We’re looking for an organised and customer-focused Property Manager to take ownership of a portfolio of 150–200 properties. As the dedicated point of contact for landlords and tenants, you’ll deliver a professional, proactive service while managing the full tenancy lifecycle. This includes keeping properties compliant with current regulations, arranging inspections, conducting rent reviews, managing maintenance and arrears, overseeing tenancy changes and coordinating tenancy exits.

    Key Responsibilities
The main things this person will own and deliver day to day.
    • Manage a portfolio of 150–200 tenancies as the primary contact for landlords and tenants.
    • Manage the full tenancy lifecycle, including onboarding, compliance, rent reviews, tenancy changes and tenancy exits.
    • Monitor rental values and carry out annual rent reviews, obtaining landlord instructions and serving the appropriate notices where an increase is agreed.
    • Arrange periodic property inspections, review the reports and follow up on any maintenance, compliance or tenancy-management concerns.
    • Monitor and renew property safety certificates, including gas safety records, electrical installation reports and energy performance certificates, keeping them valid throughout the tenancy.
    • Make sure properties meet applicable licensing requirements, including selective, additional and HMO licensing, and support landlords with applications and renewals.
    • Take end-to-end ownership of maintenance issues, from the initial report through to completion.
    • Identify and escalate urgent repairs, safety concerns and potential compliance risks promptly.
    • Manage rent arrears, agree suitable repayment arrangements and issue notices where required.
    • Manage tenancy changes, including changes of tenant, permitted occupiers and other agreed variations.
    • Coordinate tenancy exits, including notice requirements, check-outs, deposit negotiations and any follow-up action.
    • Maintain accurate property, tenancy, maintenance and communication records using the CRM system.

    Key Skills, Experience & Knowledge

    Essential:
    • A minimum of two years’ experience in a residential property management role.
    • A good working knowledge of residential lettings legislation, property compliance and safety requirements.
    • Experience coordinating property maintenance, inspections, contractors and compliance renewals.
    • A confident communicator who can build trust with landlords, tenants and contractors.
    • Strong organisational skills, comfortable managing a large, busy portfolio.
    • A problem-solver with a proactive, customer-first mindset.
    • Tech-savvy and comfortable using CRM systems and Microsoft Office.
    • Resilient, adaptable and able to thrive in a fast-paced environment.

    Desirable:
    • An ARLA Propertymark qualification.
    • Experience supporting landlords with selective, additional or HMO licensing.
    • Experience negotiating deposit returns at the end of a tenancy.
